POLISHED CONCRETE VS GRIND AND SEAL …. WHAT’S THE DIFFERENCE?

Almost everyone who calls us or visits our showroom is looking for ‘polished concrete’ and can be forgiven for referring to almost every concrete flooring finish as that. It is one of the most misused industry terms. The differences are quite significant in process, duration and cost and we offer both…

Most people who ask for ‘polished concrete’ see a floor with a high gloss sealer on a ground concrete slab and assume this is polished concrete – and it is not. What they have seen is usually a grind and seal.

A grind and seal is exactly what the name implies. The concrete substrate is ground back dependent on the look you are after and then coated with a topical coating.

Some benefits of a grind and seal over polished concrete are:

  • Much less labor intensive (cheaper)
  • Higher abrasion resistance (Good for warehouses/storage/retail floors)
  • More cost effective – often half the price
  • Low maintenance (dependent on the sealer used)
  • A completely non-porous surface – will not harbor bacteria

Important

It is important that you know the differences and do your research prior to your slab being poured, and if opting for a mechanical polish, ensure your builder and concreter know the differences also and can plan and pour to cater for your desired finish.

And when getting quotes, for a grind and seal, it is very important to compare apple with apples as there are many variables to compare – machinery used, number of passes, experience of contractor, type and quality of coating material used and how many microns thickness.

Compared to other flooring types polished concrete is by far the best value you can get.

Polished concrete is the best value flooring starting from $37.50 per square meter for a functionable commercial floor to $120 for a high finish.

Even at the high end it far surpasses tiles or carpet for value.

Most intact concrete surfaces can be polished.

Some concrete requires patching or repairing but customers tend to like the commercial look that this creates.

To maintain polished concrete it’s just a case of mopping the floor with just water or a neutral floor cleaner then drying with a microfibre mop.

After 5 or so years you can hire or call us back to re-burnish the floor to make it pop again,(this depends on the foot traffic of the area).

If you are planning a new build then you can consider the type of aggregate in the floor, any oxide to be added to change the concrete colour, or not expose any stone and have what we call a cream polish.

If you are calling us in to polish a pre existing floor we ask that the work space be completely clear and that all skirting boards be removed to give you a cleaner finish.

What options are there for colouring my concrete floor?Colour options and stone options are endless, there are oxides that cover all colours and shades dependent on your outcome.

In regards to aggregates there are many different stones that you can view at your local cement supplier, in addition you can add shells, broken glass, pieces of broken brick (there are many choices) to make your own individual statement in your floor.

We advise customers to specify at 30mpa when pouring a new slab, this gives us a better canvas to work on and normally achieves a superior floor.
